UpTown3
Ash Point Capital provided a $2.7 million loan for the construction of three single-family homes in the Silver Lake neighborhood of Los Angeles. Developed as part of the City’s Small Lot Ordinance Program, the project resulted in three detached homes situated on a single city lot. Ash Point provided refinancing for acquisition, as well as entitlement and construction loans. The loan was modified twice to accommodate changes to budget and schedule without any disruption in funding.
High Meadows Estates
Ash Point Capital provided a $3 million loan for the completion of site improvements for the High Meadows Estates residential development in Berks County, PA. The development is a 44 lot subdivision to be completed in two phases over a three year period. The loan provides an interest reserve to ease cash flow restrictions during the development period and includes an extension provision to create flexibility in the development schedule.

Ash Point Capital provided $1.5 million in preferred equity financing for the construction of four single-family homes in the Los Feliz neighborhood of Los Angeles. Developed as part of the City’s Small Lot Ordinance Program, the project resulted in four detached homes situated on a single city lot. Ash Point provided funding for acquisition, and entitlement as well as loan guarantees for $2.1 million in construction financing through a local bank.
Homes at Hummingbird
Ash Point Capital provided a $2.9 million loan for the construction of four single-family homes in the Aviara neighborhood of Carlsbad, CA. The financing included a loan draw and construction financing over a 30-month term. The loan was modified to extend the term and increase the loan amount without any disruption of funding.
